Verification of Developer's History of Quality and Reliability

  • Historical Evaluation: Since the current project cannot be assessed due to its pre-sale status, the focus is primarily on the developer's history. This includes legal compliance, quality of finished projects, reliability of their delivery times, and overall customer satisfaction. 

Legal Compliance

  • Property Title
  • Bylaws
  • Certificate of release of encumbrances or declaration that the property has no encumbrances (no liens)
  • Construction Plans
  • Construction licenses issued by the municipality
  • Environmental licenses
  • Title of ownership, complete (including antecedents) and with registration data or entry ballot
  • Land Use Permit
  • Cadastral certificate and payment of cooperation for work
  • Constitutive of the seller with faculties of its representative (in case of being a legal person)
  • RFC of the Seller
  • Proof or letter with approval from the condominium administration (if applicable)
  • Condominium Property Regime (in its case)
