AUDIT CRITERIA

  • Title of ownership, complete (including antecedents) and with registration data or entry ballot
  • Land Use Permit
  • Proof of payment of property tax
  • Proof of water payment
  • Proof of payment of electricity
  • Cadastral certificate and payment of cooperation for work
  • Certificate of release of encumbrances or declaration that the property has no encumbrances
  • Constitutive of the seller with faculties of its representative (in case of being a legal person)
  • RFC of the Seller
  • Proof of address of the seller
  • Proof or letter with approval from the condominium administration (if applicable)
  • Condominium Property Regime (in its case)
  • That the client declares that it has knowledge of the payment of ISR by sale and stamp tax (Mainly because then it catches them by surprise and they throw back the operation or they have to fulfill several requirements before being able to formalize the sale in public deed)
  • If the property was acquired through a trust, the assignment of rights of the trust must be processed.
